The Nordic FM market
The Nordic market for facility management services is estimated at approximately SEK 550 billion when including all services used by companies and organizations in the region – even those still handled in‑house.
Coor’s potential market is the outsourced share of the FM market, amounting to roughly SEK 350 billion, with an annual growth rate of around three percent.
The FM market is characterized by both small and large customers and a high degree of fragmentation. Within the outsourced segment for integrated FM services (IFM), the market value is approximately SEK 25 billion and shows stronger growth of around five percent per year, with services primarily aimed at larger customers.
The Nordic market offers significant growth potential, where we aim to continue expanding through both IFM solutions and individual services. Renewals and extensions of existing contracts, combined with new sales, will be key for us.

Coor knows property management. We maintain over 15 million square metres of properties across the Nordics. As a professional partner, we ensure the right balance between preventive and corrective maintenance over time, with the goal of optimising the building’s function and operating income throughout its lifecycle. Coor offers everything from advanced technical maintenance to janitorial services and has experts in areas such as energy optimisation and asset management.
Our strength lies in combining the professionalism of a large cleaning provider with the commitment of a local partner. Coor has the resources, methods, and competence required to handle many types of cleaning assignments – from office cleaning to more advanced environments such as hospitals and cleanrooms. Data‑driven cleaning, meaning cleaning “where it’s needed” based on collected data, is an increasingly common element of our deliveries.
With more than 250 staff restaurants, Coor is one of the largest restaurant operators in the Nordics. All restaurants have a strong focus on sustainability, health, and reduced food waste. We believe that food should be good for both people and the planet. Our recipe for success is local adaptation – menus are designed around local ingredients and preferences.
Coor Advisory provides workplace strategy and helps companies and organisations create long‑term attractive, modern, and inspiring workplaces. Our workplace strategists guide customers throughout the entire transformation, from feasibility studies to implementation, creating workplaces employees choose to come to because they support both productivity and well‑being.
Our aim is to create complete workplace experiences built on community, service, and well being – where customers, their employees, and guests feel at home. This includes welcoming reception services, good coffee, stocked fruit baskets, smooth mail and goods handling, and functioning lighting – a great experience at every touchpoint. On today’s workplaces, Coor can easily apply its smart solutions, for example sensors that monitor indoor climate and meeting room occupancy.
Coor SmartSolutions is a portfolio of solutions that make customers’ buildings and workplaces more attractive, efficient, and environmentally sustainable. Examples include SmartClimate, which improves indoor climate; SmartLaundry, which filters microplastics when washing; SmartEnergy for energy efficiency; SmartDrone for more efficient property inspections; and SmartLighting, which can reduce energy use by up to 80 percent. SmartLighting also supports employee well‑being by providing lighting aligned with natural circadian rhythms.
Outdoor environments shape the first impression for employees and visitors. Today, Coor maintains more than 11 million square metres of outdoor space. We ensure that shrubs, lawns, and plantings are always in top condition. In winter, we manage snow clearing and maintain parking areas, roads, and roofs – all to ensure a pleasant and safe outdoor environment.
In Sweden, Coor can deliver efficient security and fire protection services through its wholly owned subsidiary Addici Security & Technology. The company provides all essential security services required in a modern society, including security management, guarding, alarm services, customer service, security technology, and the development and management of security systems. Customers range from small companies to some of Sweden’s most complex sites and public organisations.
Coor offers several services that help customers reduce the climate impact of their workplaces. One example is Carbon Insight, a tool that provides an overview of how emissions are distributed across FM services and their subcategories. It gives customers valuable insight into how Coor’s services can support reduced emissions.
Our conference operations include Coor’s own meeting facilities and conference services delivered at customer sites. We ensure a seamless experience throughout the meeting – from reliable technology to good refreshments.
